BRRRR (Buy, Rehab, Rent, Refinance, Repeat) is a real estate investment strategy popularized by BiggerPockets. Steps: (1) Buy undervalued property (often distressed), (2) Rehab to add value, (3) Rent to qualified tenants, (4) Refinance based on new appraised value to extract initial capital, (5) Repeat with extracted capital. Successful BRRRR depends on buying significantly below market, executing rehab on budget, and the post-rehab appraisal supporting the cash-out refinance. Risks: cost overruns, market shifts, refinance appraisals falling short. Best in markets with renovation upside and reasonable rent levels — primarily Midwest and South US markets.
