Refinancing is replacing an existing loan with a new one — typically at a lower interest rate, different term, or both. Common targets: mortgages (rate drops of 0.75%+ make math work), auto loans, student loans. For mortgages, calculate the break-even point (closing costs / monthly savings) to ensure you'll stay in the home long enough to benefit. Refinancing also unlocks cash-out options where you take equity out as cash — useful for home improvements or debt consolidation but increases your loan balance. Always shop multiple lenders within 14-45 days to limit credit impact.
