An escrow account is held by your mortgage servicer to collect monthly portions of property taxes and homeowner's insurance, then pay those bills annually on your behalf. Escrow protects the lender from unpaid tax liens or insurance lapses that could threaten their collateral. Required for most loans with PMI or LTV above 80%. Escrow analysis annually adjusts payments based on actual bill amounts; surpluses are refunded, shortages collected over 12 months. Borrowers with 20%+ down and strong credit can sometimes waive escrow to keep cash flow flexibility — at the cost of disciplined manual savings for the lumpy annual bills.
