Tenant screening is the process of evaluating prospective renters to identify likely-good tenants. Standard screening: credit check (look for 600+, no recent evictions or bankruptcies), employment verification, income verification (typically 3× monthly rent), rental history check (call previous landlords), criminal background check (within fair housing rules). Avoid Fair Housing violations — protected classes include race, color, national origin, religion, sex, familial status, disability. Some states/localities add source of income, age, sexual orientation protections. Use legitimate screening services (TransUnion SmartMove, RentPrep) rather than DIY checks. Document screening process consistently to defend against discrimination claims.
