Title insurance protects against losses from defects in property title — undisclosed liens, errors in public records, forgery, missing heirs, encroachments. Two types: owner's policy (protects buyer, optional but recommended) and lender's policy (protects lender, required for mortgages). One-time premium paid at closing, coverage lasts as long as you own the property. Lender's policy typically $500-$1,500; owner's policy $1,000-$3,000 depending on property value. Title insurance differs from other insurance — covers past events discovered later, not future events. Most title defects never surface; the policy provides peace of mind for the rare problems that do.
