Direct ownership offers control, tax benefits, leverage, but requires capital, management, illiquidity. REITs offer diversification, liquidity, professional management without direct property work. Returns depend on location, property type, financing, and management. Real estate typically delivers 8-12% annualized returns long-term with lower volatility than stocks but lower liquidity.
